What is the name of your state? Pennsylvania. Some years ago, my family had a large in-ground pool dug in our yard. (It is fully fenced in and otherwise legal.) Recently, due to money troubles, we haven't been able to open it in the spring. Our next-door neighbor has offered to help with the upkeep in return for his family being allowed access. Again, our financial situation is precarious. The pool is on our property and therefore our legal responsibility, but there's no way we could handle a lawsuit if, for whatever reason, someone got hurt there. (We have reason to be concerned; our neighbors became our neighbors when they bought the house with legal fees from a malpractice suit. Not that there's anything wrong with that, but still.) Is there any watertight - pardon the pun - agreement they could sign absolving us of responsibility to their insurance company should a problem arise?
