We recently purchased a home on 6/29/05, as apart of the deal we received a home warranty... On 7/7/05, a plumber was dispatched by the home warranty to perform repairs at my home. Upon completion of services, a leak/rupture occurred from the toilet repaired by the associate, causing water damage. An emergency water restoration team was contacted to start the clean/drying process. The drying phase is complete, small trace amounts of mold have found. The home warranty, has denied liability. An insurance claim has been filed against the plumber's insurance. What are the ramifications of this incident (when we go to sell the property)? Does disclosing this information adversely affect our investment? What steps should we take to protect our assets and ensure our safety?
