why can't anyone or my lawyer answer this

A neighbor who is interested in buying my property but
does not have the money brought two friends, a young
lawyer and his assocate the president of a corporation
represented to me they have many contacts and were
interested in purchasing my property and operating it for
$600,000 I specified it was as is it had hurricane and mold
and structural defects which rendered part of it
uninhabitale, they did a walk through and saw overhead
down and damaged rafters, and many other defects and
were told the property necessitated repairs I would not
make, they wrote a OPTION to Buy And Sell Agreement
and instead of the 10,000 dollar non refundable earnest
money gave me a check for 250 dollars, as they would have
to get financing or find an investor to make the deal,
and placed me as second mortagee although I told them I
would not accept that, but they said they would correct it
and it was only a agreement, and had to be used with a
contract at the final sale, but after reading the inner details
it represented the property would have no defects and no
violations or enviomentel defects. all misrepresentations, I
said I wanted to read it over and give me a day or so to
review it, but they said time was of the essence, and they
had to get it to somone quickly, I did sign it, and my wife,
and the president of the comapny did too, Their profile
before it was signed was like my saviors and people
earnestly trying to help my wife and myself, but they turned
like snakes, as soon as the document were signed, I was
told the document should have been notarized and
wittnessed which they were not, and if the earnest money
was not sufficent is it a valid document, as I have gotten no
benifit from signing it. and now they won’t answer my
messages , my lawyer is reviewing the document but it's cost me a week of no sleep and still no opinion
