Errors and omissions undisclosed easement and covenants

First issue, we recently purchased a house with what we thought was one easement which we don't have problem with. The day we moved in, we found out from the previous owner that there was another easement between our property and a neighbors property for a pedestrians to access an adjacent lake. Needless to say we have children passing through all the time and others using the easement to walk their dogs and of course leaving their droppings. In addition, instead of walking within 5' of the boundary as shown on the city map people cut through our yard.

The second issue is that we where not informed of any covenants either city or association, but where only told the association fee was to maintain the lake. I have since found out we can't even plant a tree or change the color of our house without the associations approval.

If we had known about these issues, we would have thought twice about buying the house. The question is do we have a case against the realtor for errors and omissions?
