What is the name of your state? WASHINGTON

I bought a lot in which I got clear title and deed has been recorded.

Neighbor says he owns the portion next to him.

What document could he possible produce that could end up with me losing this section of land?

Would he have had to record it with the County or could he have kept it in his desk drawers and then pull it out later.

How could the title company know about it then when doing the title?
