can they hold escrow

A friend and her husband were attempting to buy a house. He did something bad and went to jail. More like domestic violence and they wont be together for awhile. No divorce yet.

Because of this incident, she can no longer afford the house alone and need the money to survive because she was a homemaker.

The seller said they will hold the escrow and release after buyer is found and house is titled , minus any damages.


Could anything be done to stop this or is this one of those things?

**A: have her read the contract, specifically liquidated damages and Seller remedies when Buyer defaults. And wait.
