Joint tenant problem

I have a friend. Let's call her Sally.


Sally's father quitclaimed a house he owned to Sally and her Sister before he died. Now both Sally and her Sister's name is on the deed to the house. The father's name is still on the mortage.

The sisters can no longer afford the house. They haven't been able to make payments and the house is now in pre-foreclosure. Sally's sister REFUSES to agree to sell the house and it is due to be auctioned the 2nd week in October. Sally has moved out of the house and her sister still lives in it.

What can/should Sally do? Keep in mind that Sally's sister is COMPLETELY and TOTALLY UNCOOPERATIVE. The sisters own the house as Joint Tenants.
