Sell Rental House w/tax lien?

If we sell a rental hse that has IRS lien - there will not be enough (after mortgage payoff) to pay full amount of tax bill that is why an offer to settle seems plausible...We do not intend to keep any of the money profited. It is our intention to offer all toward settlement. I just don't know do we get a title search run, close sale, get another title run AFTER (IF) we settle with IRS

Please excuse the other poster. He is having a nervous breakdown.

The IRS has no incentive to settle with you. Due to the lien they are going to get the entire equity anyway. They might be willing to cooperate with a settlement of some sort on the remaining balance.
