Listing for property indicated 1 1/2 acres of land with the house.
Same was forwarded to us from both real estate agents and the seller.
Purchased property.
Went to county building and copied land surveys indicating where the 1 1-2 acres is located for new fencing.
Talking with two neighbors, each had surveys and amendments to the deed stating changes to the lot configuration and size.
Both neighbors informed us that the seller had a copy of the surveys showing the changes.
Since it is amended in the deed, can we recover for inaccurate listing and representation of the land with the property? Our real estate agent will not answer this question.
Property is in Susquehanna County, PA.
Acreage listed was not an estimate. Prior to the changes, the property had 1 1/2 acres exactly, not an estimate. Seller aware that the land was modified to one acre.

Acreage estimates on real estate listings are just that: estimates.

**A: did you order a current survey and title report to confirm the actual lot size prior to closing?

Read paragraph 28 of your PAR sales agreement. If the agent did not use a PAR sales agreement, I'm sure similar language is somewhere in the agreement she did use.
