What is the name of your state? Virginia

neighbor's fence is encroaching on my easement. I bought the property unknowlingly with that already there. Fence makes it difficult to use the pipe stem-visitors have hit the fence twice. It also affects the value of my property. Neighbor not interested in moving it- Plans of the property show that neighbor has not complied with the terms of the deed. What can I do?

Send him a letter CRRR telling him to move the fence within ten days or you will tear it down. Just be sure you are right.
