What is the name of your state? CALIFORNIA

In 2000, we took possession of our southwestern home which we had built by a licensed contractor. On the exterior walls are ornamental wood vigas attached to give the appearance that they were running as roof supports. These vigas are falling off and loosening the stucco around them. It appears that these vigas were just glued and nailed into the 3/4 inch plywood siding. Is the primary contractor responsible under the 10 year period?

I'm not a lawyer and not in CA. When you say "warranty" if you're talking about a builder's warranty, you will need to check your contracts and find out about your state law. Statute of limitations on builder's work may run longer than the warranty. If you are talking about a separate, warranty policy, from a third party company, they normally only cover "structural" defects after that long. But, if water is getting in under the stucco and rotting your structure, you may very well have a structural claim. The issue then, is do you have to arbitrate your claim with either the builder or warranty co? (Contract checking again) Also, CA has a form of "right to repair" law so if you have a complaint you may need to follow a set pattern of steps.
