breaking a lease if student is dismissed from college

What is the name of your state? ny
Our daughter had to leave college after one semester.. We cosigned a one year lease, payable each semester. We have not paid the second semester's rent yet and are trying to sublet the apartment. If we are unable to do so, and do not pay the rent, what are our liabilities? There are two other renters in the apartment.

Unless the lease states that you are not required to pay if your child is dismissed from school, your responsibility is to pay rent until the LL can find another tenant, or until the lease ends, whichever is sooner.

If they win a judgment against you, then they would try to collect it by garnishing wages, freezing bank accounts..... and any other method allowed by your state.

But, really. No biggie. Just arbitrarily break the lease. The landlord doesn't need the money. And, you've got bigger problems, since your child got dismissed from college. You can always attempt to repair your credit later.
