Is there a benefit to using Warranty vs. a Quitclaim when transferring a home to fund a Living Trust?:confused:

I am aware of warranty deeds in other jurisdictions, but not in California. See Civil Code Section 1113 for what a "grant" deed means. A quitclaim deed doesn't carry these covenants.

My guess is it doesn't make a difference in your case, as long as you transfer your entire interest in the realty. A title insurer will look through your trust transfer deed to your history anyway.
