I am going to sell my home to my daughter's father, who was never my husband. He is married. I will continue living in the house with our daughter, making all payments. Once the house is his, how do we insure, legally, that this house is solely the property of our daughter, upon my death, should I die first, or his, should he die first. His wife is aware of and in agreement of the sale, and there are no problems. However, if there is a way to legally exclude her name and spousal involvement, that would be our first choice. Is that possible. Our daughter is 22 and still in college.

There are ways to do it, including a contract and lien. But given the complexities, I do not think it is a do-it-yourself proposition, as far too much is at stake and far too much can go wrong -- including claims of his possible future creditors, bankruptcy. Get counsel.
