Mother owned interest in property with husband. Mother dies without will. No action taken on property. Father remarries and dies with will. Leaves 1/2 of property to current spouse and 1/4 to two children by first wife. Nothing was ever done in probate court regarding mothers share of property. What difficulties do we face trying to sell. Present spouse offers to buy other half shares held by children.
