What is the name of your state (only U.S. law)? Texas. My friends father recently passed away with no will. His mother preceded him in death, also with no will. She inherited a house in Dallas from her parents who also did not leave wills. There are heirship affidaffits from grandparents to the mother, also recognizing my friend and his sister. The house is still legally in the name of the grandparents. How does my friend go about obtaining title so he and his sister can sell the house?

If no Jt Tenancy co owners existed, probate each successive intestate estate. There may or may not be be other heirs who are legally entitled to share this asset.
