What is the name of your state (only U.S. law)? California

I'm planning to buy a property from my father with him financing the purchase price through a SCIN (self-cancelling installment notes) as he does not want the notes receivable to be included in his estate when he dies. Should I do the note as a separate agreement or incorporate the language of the note to be part of the home sale agreement? Where can I find forms for a SCIN agreement/promissory note? Please advise. Thank you

SCIN's are fancy law with a lot of issues still in litigation with the IRS. You need an expert to advise. Doing it yourself will assuredly give unsatisfactory results.
