What is the name of your state (only U.S. law)? Florida

Explain a surviorship deed vs. standard
I don't know what a "standard" deed is, but a joint tenancy with the right of survivorship means that two or more tenants own an undivided interest in the land; when one of them dies, the survivor(s) own the dead party's part.

My wife and I want to add our son to the deed, so as when we pass on he will not have a hassle

Bad idea for many reasons: son gets divorced, declares bankruptcy, gets sued, etc. etc.

Go to an estate planning lawyer and discuss your alternatives.
