What is the name of your state (only U.S. law)? Idaho

Got a situation where Mom died 3+ years ago with a living trust and pour-over will. Real property was funded into the trust, and we now want to sell the property.

One title company says that the property was properly transferred to trust - we got tax notices for years showing that it had been transferred;

Another title company is saying they don't like the language in the deed that transferred Mom's property into the trust, and now want a Personal Rep deed transferring it to trust before they'll close. 2nd title company is doing the close.

Problem is that Mom died over 3 yrs ago, so atty says that formal and informal probate time limits have expired.

Do we have to go with some form of quiet title here or what would you suggest?What is the name of your state (only U.S. law)?

If one title company is willing to insure the conveyance as done, and the other ISN'T, why not just use the agreeable title company and cancel the title from the other one?
