Possible to split title for mobile home and land?

What is the name of your state (only U.S. law)? Texas

We bought a used mobile home on land 2 years ago. The title and mortgage are for the land and home together. The home that we bought is having major issues and we would like to trade in the mobile for a newer one, but don't have a clue if that's possible or where to start. Is it possible for us to split the land from the home on title and mortgage paperwork and how does that work? How do they figure out how much of the mortgage balance is for the land vs. the mobile we want to trade in?

We can't believe that we have to be stuck with this already 10 year old home for 28 more years until we payoff the entire mortgage, so hopefully that isn't the answer I receive.
