I am co-owner of a townhouse in VA. I have asked the co-owner to sell or buy the townhouse to remove my name from the mortgage. We were not married when we purchased the townhouse but we are both on the deed and loan. I have e-mails from the co-owner that state that he would sell the house if he could not purchase the house by Jan 2009. I have asked him repeatedly over the last year when he is going to buy or sell the townhouse and he now refuses to do either. Co-owner does agree that he owes me 7,700 for my part in the fees of purchase.

Can I force him to sell? Do I have a breach of contract? How do I go about getting paid for my part?
