What is the name of your state (only U.S. law)? Maryland

We have a property in Cecil County Maryland that we were trying to sell. In trying to sell it we discovered that we have a slow moving drainfield. We contacted the health department. They came out to perc the land. It doesn't perc. They determined that the current system isn't failed but should it fail then the only option would be a holding tank. Because of this determination we lost the contract on our house as well as a signifigant part of our house value. We've researched alternative systems to replace the septic tank but still the health department can only tell us that a holding tank is the only option. With that option comes a signifigant monthly expense that no one wants to incur. We are currently renting the house out but would like to sell it at some point. In its current state it isn't worth what we owe on it. In trying not to default on it we are exploring every option to restore the property value. Is there anything you can suggest to help us? A grandfather clause that would allow us to replace the current system??? Something????
 


You need to hire your own engineer and not rely on board of health to design your system. They are lazy and will only recommend a fail safe system with little effort to look into state of the art systems available today. There are many options out there such as a peat moss system. or look at this site.
