What is the name of your state (only U.S. law)? Pennsylvania
I submitted a bid for a property that was excepted by the seller (bank owned property). The property was listed only on one parcel of land. When we went to closing, the seller stopped the proceedings because the HUD 1 statement listed the house on 3 parcels of land. Can they legally do this or are they committed to continue with the deal?

If the title had the wrong legal description and does not match what was agreed to be sold, they can delay closing.
