What is the name of your state (only U.S. law)? Michigan
My parents and uncle co-own property other than their homesteads. They want to give the property to their children in the event of their deaths with certain stipulations:
-the property cannot be sold without agreement of all beneficiaries
-if a beneficiary doesn't want to pay costs of the property ie. taxes the must opt out from ownership without compensation
-in a divorce the blood relative retains ownership
How can this be accomplished with minimal cost?

The law does not like people directing property from the grave. While I suspect this could be done, it won't be cheap or easy. See a trust and estate attorney. Be prepared to pony up a bunch of cash for the trust.
