Quitcalaim deeds and Liens

Fiance is needing to to get paid her equity from the home, the ex has to take out a loan and we know a quitclaim deed must be filed but question is how to gaurantee payment, do we file a lien against the property and what kind of lean is needed

And fiance isn't asking her own questions because?

Is she on the mortgage? Is she being refinanced OFF the mortgage? Are there any intervening liens on title? What was agreed as to the equity split?

Why would she consider quit claiming her interest BEFORE getting her equity share and being removed from the mortgage?
