What is the name of your state (only U.S. law)? Wisconsin.

I have a signed offer to purchase with no contingencies and a closing date. Can the seller back out and if so do I have the right to sue to enforce the contract?

Doesn't sound like a contract, but it would probably be to your benefit to have any attorney look at the specifics.

The Fundemental elements of a contract are: Offer, Acceptance, Consideration. All 3 should be in place for a valid contract to be in effect.
