I sold a mobile home, with contract stating 50% down, balance paid in six equal payments distributed over next six months. All payments due by 30th of each month. No grace period on late payments. Property defaults back to me if payments are late. Buyer made first three payments on time. 4th payment , I allowed him to be 10 days late. Question: by allowing him to be late once, have I now breeched my own contract, or can I still claim him in default if he is late again. Need help on this please.
