Co buyer of real estate is trying to evict me

What is the name of your state? Virginia A former friend bought a piece of real estate and she made and signed a contract stating that I was to live there and pay the mortgage(not rent) and I was to get credit for fixing it up as well. Now, seven year later and the dissolution of our friendship, she is actively trying to sell the place and she says I have no equity in the place and has taken me to small claims court saying I owe back rent and she is trying to evict me. I want to file a counterclaim but it is for an amount exceeding small claims court. Do I file it now before the court date and do I file it in the circuit court but under me as the Plaintiff making a claim or as the Defendant in a counterclaim. And, if I file it as the Plaintiff in circuit court, do I file anything in small claims court to defend myself there. Thank you for your help
