hello, I am soon moving into a new rental house. Our current lease ended last week and we are unable to move into our new house for a few more days. We were going to put all of our stuff into a storage unit but the tenants that are currently there were nice enough to let us move our stuff into their basement. We were given clearance by the property manager and the current tenants. The current tenants have been out of state, but before leaving they gave us a key and permission to move stuff in the basement so we wouldn't block their stuff in with our stuff. Long story short, when moving one of their mattresses we accidentally got a small amount of dirt on the bottom. We offered to have the mattress professionally cleaned for him, but he requests that we purchase him a whole new mattress and box spring. Since our refusal to buy a whole new item, he says he will be taking us to court. What is your take on this?

The mattress owner can request whatever they want. Your obligation is to make them whole, to restore the mattress back to the same condition in which you found it.

Simple dirt and stains can easily be cleaned. To demand a replacement mattress and/or box spring would only be justified if the mattress were stained beyond what could be cleaned, and even then, you would only need to reimburse for the DEPRECIATED value and not the full cost for the mattress.
