We rented our home to a family friend. They lived there seven years. They moved out 2 weeks ago. We went down to see house after they moved pot :eek: A big surprise the smell just about knocked us out. Carpets was used as a bathroom for the dogs. Broken window 2 rusted out refrigerators along with 2washers and dryers. All the carpets are destroyded by the dogs all needs pulled out the place is a real pig sty. The front and back yard looks like a jungle. The ceiling fans has at least 4 to 5 inches of dirt what a nightmare. What would you do?????????

You get estimates for the costs of repair (at least 2 for each item), you ask them for payment and sue them, if you don’t get it.

You may well have damage that’s beyond the Small Claims limit for PA, and you might think about talking to an attorney and getting him/her to review your rental agreement.

I have sympathy for you but, from your post, you’ve handled this poorly, if you didn’t periodically check in 7 years, do a “walk-through” to agree on the condition of the house before they moved in and the same thing when they were moving out.

Personally, I think you could use the assistance of counsel now, if the damages are as extensive as you describe and regardless of whether the matter comes within the jurisdictional limits of PA Small Claims. Others may have a different response.
