Licensing question

What is the name of your state? VA

I am the singer/songwriter in an unsigned band that needs some advice as to how to proceed. We have recorded several CDs on our own (no label) that we paid for, duplicated, and sold on the internet and at shows. I just had a a person at an advertising agency contact me to "license the master" for an arrangement of "Take Me Out To the Ball Game" that we did on the last CD. We have no management or label - so we own the recordings. How should we proceed? Do we need to talk to an entertainment lawyer? I am very green when it comes to licensing a song (never done it before), so any help or advice appreciated.
