l wish to set up an online business similar to AirBnB.com where people can rent out the room they are staying in (they could be people living in rented accommodation or private home owners) for short periods (a few days or weeks).l am worried that in some cases this may lead to sub-letting

lf l put a clear warning/disclaimer stating users should check their tennancy agreement and seek approval from their landlord and include this in my terms and conditions will this be sufficient to keep me within the law or will l be liable to prosecution by disgruntled landlords because l may have inadvertently encouraged sub-letting
