Want to open an Computer Training Institute.

I live in a rented house at Howrah Town, West Bengal. I'm now carring on a computer tutorial at my drawing room with 3 computers with 70 students from last 4 years, My Landload has a free room facing to the road, I want to rent that room to expand my institute.
My question is:
If there any legal DOs & DON'Ts to open this institute for my Landlord or for me?
