Why a Nevada Corporation when a foreign qualification is needed anyway??

What is the name of your state? CA

I have a couple of questions:

1) Is a CA corp required to file a foreign qualification simply to OWN a piece of real estate in another state? (That is, is simply "owning real estate in" another state considered as "doing business in" the other state?)

2) If capital gain is realized from that piece of real estate in the other state, is the CA corp required to pay income tax for BOTH states??

3) What is the argument in favor of having a NV corp when it does business in CA, when it has to file for a foreign qualification in CA and pay CA income tax anyway? Isn't that double-filing and cost more, for no good reason??
