What is the name of your state? Kentucky
I recently paid delinquent tax on a property for the 12%annum. investment. What do i have to include in the letter to the owner besides my name and address where to reimburse me.

Unless the owner had a contractual obligation to reimburse you for property expenses paid by you, you have no right to reimbursement. Your payment was income to the owner & the owner gets to deduct the taxes you paid on his/her return.

A tax lien auction thru the county? If so you dont need to send the letter to the owner. When he shows up to pay his taxes they will direct him to you. You in turn get to charge him whatever the state legal limit is in interest. If he does not pay in one years time then you file to have the property put in your name. Some states only require a 6 month turnaround.
