Advice on creating a trust to hold land

What is the name of your state (only U.S. law)? California

I would like to create a trust to hold some land in California. The land is wilderness land and I intend to hold it for preservation from development.

In addition, I would like to have privacy in this land ownership, hence the decision to hold it in a trust.

How much should I expect to pay to have the trust created and as an annual fee for the trustee? What should I look for? The trust is expected to produce no income and therefore not need a tax return.
