father, deceased veteran july14,1999
as one of his children, just received packet from texas title company requesting all surviving children (7) to sign warranty deed over to step mother.
requesting advice about keeping the property, any other options and consequence of not signing warranty deed.
PLEASE!!!

DEAR CADABRA:

A general warranty deed is a promise by a seller that he/she owns the property being sold, that the title is good, marketable, and insurable, and that there are no liens on the property except as agreed.

Who owns the property being sold, and is it a house or land?

Was this property mentioned in your father's will?

Is this property being handled as part of a probate process in regard to your father's will?

It could be that this transaction being done is just the formality of putting the correct property owner's name on the title/deed, but if you and your siblings don't want to sell this property then don't sign the deed until you get a full understanding from a local attorney or real estate person what it really means.
