i am from new york city . my grandmother owns three properties. one prorerty has us grandchildren listed in a inter vivos trust. when she dies does the cost of this property get added in with the total of the other two properties to equal her total taxable estate or does the cost of the property listed in an inter vivos trust get excluded and in turn becomes an nontaxable part of her estate.
