What is the name of your state (only U.S. law)? Virginia

I have a friend who owns a condominium. He is unmarried and has no children. He just bought the condo about three years ago. He wants to leave the condo to me if he dies - what is the best way to do this? A will? Or simply adding my name to the deed?

Best way for who? He shouldn't add you to the deed. He should put your name in his will to inherit his condo. That gives him protections.
