Possible undue influence, etc.

The common ways to transfer property at death is with a will, a trust, or by putting the property in joint tenancy with the right of survivorship. If you are worried about undue influence or misappropriation, then the safest course would be for your father to hire a lawyer specializing in Estate Planning. Perhaps he/she can set up a trust and make you the trustee.
