My mother is in the process of planning her will. She has emphysema and it getting worse. She currently lives in a Mobile home, which she paid for it in full and the title is in her name. She wants to leave the Mobile home to her brother, however she is concerned about rather or not he would be responsible for taxes on the mobile home. Does anyone have any suggestions or knowledge about this? Can this be done? What is the best way for her to leave it to my Uncle without having him pay any money for it?

Assuming that you are referring to Maryland inheritance tax, it appears that this would not be subject to inheritance tax. Maryland repealed the inheritance tax on property passing to:

a grandparent of the decedent;
a parent of the decedent;
a spouse of the decedent;
a child or other lineal descendant of the decedent;
a spouse of a child or other lineal descendant of the decedent;
a stepparent or stepchild of decedent;
a brother or sister of the decedent

So, it is likely that the simplest way would be to include the bequest in a will. But, if there are potential considerations of Medicaid eligibility for your Mother, it would be best to consult with an estate planning/elder law attorney.
