My mom and stepdad have a house, if my mom passes she says she will leave her half of the house to her children. Can she do this if the house isn't paid for yet? Will the stepdad own everything?

She POSSIBLY can leave you HER half of the house if it is held as tenants in common or a living trust. But if it is in joint name it goes to the survivor automatically.
