My mom and dad own 50% each of a house before they transferred the house to a revocable living trust. So, now the house's owner is the living trust under both of their names.

I'm planning to purchase my Dad's (50%) portion of the house from the living trust. Who do I need to sign my contract with? Would the contracting party be the trust or my dad? Please advise. Thank you.

You need to be dealing only with the trustee of the trust, whoever that is. And make sure you also get a real estate attorney to insure that the deed has been recorded correctly to avoid any future problems that might involve actual ownership.
