Both of my parents passed away in the last year. They had paid cash for their home in 97 and they had a legal Will. The Will passes their estate to myself and my two siblings. My mother passed away last week and we are beginning the process of obtaining legal ownership of my parents home for the purpose of selling the home.

Any advise would be most appreciated, and can this be done in a way that will avoid Probate Court?

Depends on LOTS of factors... far too many for a free online forum.
I suggest you either talk with a local probate attorney... or at least get a good book on the subject:
