Need to transfer property deed to children attaching right to use of property. Can't find any examples of this.

It sounds as if you are trying to deed the property to someone, while retaining a life estate for yourself. Try looking for deeds that create life estates and see if this meets your needs. A Real Estate attorney may be abel to handle this rather inexpensively for you, while ensuring that the document created protects your interests and rights to the property according to what your wishes are!
