I am in the process of preparing my mother & fathers home in Atlanta, Ga. for rent. Both parents (divorced) names are on the deed. My father resides in florida. My mother has Alzheimers and is in an assisted living facility in Atlanta. I have my fathers approval to rent or sell. My Mother is not capable of making any decisions, or comprehending them.
Will a legal guardianship or power of attorney be needed? How do I need to handle the income on my mothers behalf? What steps legally do I need to take, and what type of attorney will be best for my situation?

Getting an appointment of a conservator for your mother seems necessary unless she gave someone a durable power of attorney to manage her financial affairs when she was still competent. An elder lawer generally does that, and may also deal with the issue of handling her assets to avoid losing medicaid benefits.... OTHERWISE A REAL ESTATE LAWYER COULD HAVE HANDLED THINGS.
