What is the name of your state (only U.S. law)? Iowa

My mother who is 89 has asked what her options are in having a will - she has a modest savings account under 50K which is easily switched to one of her children (4 living) and a small home which is probably valued at $125,000 and no mortgage.

I did a little research this morning and it looks like a transfer on death deed would work but it doesn't look like Iowa offers this option, would just a change in the deed to make her and the 4 children as deed holders work?

Other than some modest personal property, that is all the possessions she has.
