If you didn't ask for a money judgement in the eviction suit, you will have to file a separate suit.
If you HAVE a money judgement and are asking how to enforce it, you're probably going to have to be very patient. Can't garnish wages in PA and most deadbeat renters don't have much in the way of assets you can go after. But judgements are good for a long time, check back in a few years and he may have a house you can put a lein on. Or he may want to BUY a house and so clear his credit report of your judgement.
In 1996 Tom Ridge signed into law that under limited circumstances Wages can be Garnished. One of these is for back rent or damages dealing in Tenant Landlord eviction cases.
Amount Subject to Withholding
Garnishment is permitted only for:
• delinquent taxes,
• higher education assistance loans,
• damages awarded to a creditor-landlord arising out of a residential lease, or
• board or lodging for four weeks or less.
