Yes, you can. Anyone with a filing fee can sue anyone they please. That assumes that you are 18 or over.

But if you want to know whether you can successfully sue her or whether you have a legal basis on which to do so, you'll need to provide a few more facts.

Let's distill this: Mom bought a house and said that it was going to be yours, but never did anything to make it so. You did improvements on the house while you lived there (rent free) with no expectation of repayment. Mom sold the house and now you want mom's money.

No, you don't have a case.

IF the deed is in her name then it is her home ...you are screwed as to ownership issues.

You might have had some rights as a tenant to prolong the eviction eviction process....but it reads like that is old news at this point , you are out .

That was a nasty thing your mom did but you should have had her transfer ownership in the house to you long ago when she first mentioned doing so.

What kind of work was done by you on the house? Was mother aware of the work being done while you were doing it? Was there any mention of payment by the work either as rent or for yourself? How much did mother benefit from the work?

You have a difficult path to even consider suing. The above questions might help, but even if the answers were in your favor you would need a lawyer to prosecute a quantum meriut claim at all, let alone in general. Even if there was work done by you that benefited mother in her house and she knew you were doing the work and the work was not considered quasi-rent, I bet you would have a problem proving up what you claim. Specific dates, work done, value to owner, knowledge of act by owner must all come together for each item you might claim.

Hi well the house was a hud home and was in. Bad shape had been empty for over a year .. Had the house insulated. Got a grant to have it terminated and the city gave me 4 five gallons of paint to paint out side landscaped the yard put up fence redid hardwood floors replaced lighting fixtures replace plumbing fixtures painted in side n out the house is 100 years old i always did maintenance and part of the terms of the hud auction is the house is to be owner occupied for 2 years i am the only one well my daughter then granddaughter any notices from city always came to me in my name
