Canceling a lease

My boyfriend and I are looking to cancel a lease to an apartment for January in Orlando, FL. We are looking to cancel because we found jobs further down south. We paid $450 for the application ($99) and admin ($250) fees, this will be used towards the first months rent. However, a couple days after we paid the $450, the money was refunded back into my boyfriend's account, not sure why that happened. I spoke with our leasing agent yesterday to ask how to go about the cancellation. She said even though we haven't signed a contract with them, we still need to pay back the $450 because it can affect our credit. I don't understand why we'd have to pay if we haven't signed a contract, where will the money go to? They are a property management and seems like they're acting money hungry. I would like to know if I am under law required to pay back $450 or if they're just trying to scare me to take my money.

Your post is very puzzling.

First you state that you want to cancel a lease to an apartment, but then you tell us that "we haven't signed a contract with 'them'"? Who is "them"? With whom do you claim to have no signed contract?

Do you mean there is no signed agreement between you and your leasing agent or that there is nothing in writing committing you to lease the apartment?

Anyway, this lease that you want cancelled, but may have never signed? What is its duration or proposed duration? Like how many months? I ask to know whether it would be within or without Florida's statute of frauds?
